Super Slab: Critical Data Needed

 

Realtors or property owners with property for sale in the corridor, your

help is needed.   

In order to illustrate the impact of the corridor itself I need examples of properties listed in the Super Slab corridor for which:

•  you are experiencing difficulty selling simply because the property is located in the corridor
Include description of client experience with prospective buyers who aren't interested in properties in the corridor

•  Prospective buyers who look at a property, but change mind after disclosure, prior to contacts or title work

•  cancelation after a contract because of title docs

•  lowering of asking price to accommodate corridor location

•  longer listing times due to corridor location

•  sales or development of properties despite the corridor and reasons, if known

I also need examples of sales at what you would consider market values.

Any information available on foreclosures: are they higher in the corridor, equal to Colorado rates or below?

This information is critical in order to illustrate the mere existence of the corridor is the problem or maybe it's not a problem?

Also, if you have sold properties in the corridor, what if any documentation have you seen related to the corridor?   How are title companies handling disclosures of the documents filed with the clerk and recorders on corridor properties?   Include title company name.

I don't need client names, unless they are willing to be included in the information, otherwise, general location is adequate.

With the committee hearing only 3 days away, I need this information ASAP, along with any realtors who would be willing to attend the hearing and testify to your person experiences of inability to sell properties in the corridor.   If you are unable to attend, please send your personal account to me, with your contact information and I will submit it directly to committee members during the hearing.   Your personal experiences would be more effective.

If you know any bankers who will testify or write a letter saying they will loan in the corridor, including their conditions ie lowered loan to value, increased interest rates or no difference because of the corridor, would be valuable information.  

I realize the hearing is only a few days away, and this information will take time to put together, but if we are to stop HB1007 and clearly show the corridor is the problem, not the title exception, we can influence legislation for next session to remove a private companies ability to file and hold a corridor in perpetuity.
